2026 E-Insights Report

Zillow Home Value Index (2013-2025)

  • Home values have increased substantially across all major MSAs since 2013, with the strongest surge occurring between 2020 and 2022 as housing demand spiked nationwide.
  • Tampa Bay’s home values rose sharply over the decade, outpacing many peer metros and approaching levels seen in high-growth markets like Miami and Seattle before a slight cooling in 2025.
  • Ranking trends show Tampa Bay improving consistently through the mid-2010s, holding a competitive mid-tier position before slipping after 2022 as price growth stabilized locally while other metros continued rising.
  • Despite recent moderation, Tampa Bay remains one of the stronger long-term performers, reflecting sustained migration, affordability pressures, and robust demand.
